The ranch is a well utilized 20 acres. Nestled at the entrance of a canyon it has both the benefit of being protected from most of the wind and flat ground for pasture. The ranch is the historic Head Quarters for the one time famous Mathieson Ranch which encompassed several thousand acres in the surrounding area. It is reported that this used to be farmed hay ground in the past. The soil is rich and easy to work with. The ranch is only 15 minutes from town for easy access if you really must go there. The 2.5 mile dirt road was redone in 2008 and 2009 and is good repair. It is a county road and does get plowed in winter when needed. Hwy 518 leading from town to the ranch is a state highway and is always well maintained. Access to I-25 is easy leading you to wherever you would want to go.

The Climate here: I have lived in Wyoming and the extreme of Arizona. Everyone asked “how did you end up in Las Vegas, NM?” Well simple, I have known this part of the country from business travels over the years and always liked it. Bottom line it is warmer than Wyoming and cooler than Arizona. Now what’s not to like about that. Summers here are generally in the high 70’s to the mid 80’s and every once and a while it might actually reach 90. Best of all no humidity. Monsoon rains do come in the summer but rarely prevent a person from working a horse or other activities for long. Night cool down to the 50’s and low 60’s and mornings are usually crisp but very comfortable. There is never a time of day it is too hot to work a horse here. Winter here for me at least is fairly mild. There will be periods of cold and snow but overall lots of days will be in the 40’s or 50’s and even into the 60’s at times. At 7,000 feet 45 and sunshine is great and the sun does shine here lots. You can and will have days that it just doesn’t warm up but not that many overall. Snow comes and goes but rarely stays on the ground for long periods. I don’t have a 4wheel drive truck and do just fine if that tells you anything.

Cuttings are regularly held in Moriarty, NM 1.5 hours, Amarillo 4 hours (they have 2 per month) Colorado in Colorado Springs area 4.5 hours and Longmont 6.5 hours. It is 10.5 hours to Forth Worth and also the same to Buckeye AZ and the great winter cuttings they have there. Many cuttings in Oklahoma are only 5-7 hours and well as west Texas cuttings. After going to Ft Worth for the Summer Spectacular you will appreciate coming home to the 78 - 85 degree summer days with NO humidity. I think last year we may have hit 90 two or three days, maybe.

The ranch was purchase by Bob Phillips in February 2006 and since then much has been done to improve the property. At the time of purchase the property had only fair at best perimeter fencing the barn and house which both in need of repair. Since then 6 horse pastures and 1 cattle (can be used for horses) pasture has been built. The front 2 horse pastures are 2x4 non-climb horse fencing with Electric tape on top built primarily for broodmares and foals. All 4 front pastures have power and water run to them. The back 3 pastures are electric tape (very safe) with a solar fence charger. A good cattle pen setup has also been installed for easily keeping fresh cattle separated from worked cattle along with a heavy duty self-catch head gate for doctoring the critters when needed. All set up so one person can handle it all.

The Cutting pen is 140’ +/- in diameter; the small round pen is 60 feet +/- and the flag area is 100’ x 30’ +/- all with good washed sand as footing. 422 tons of sand was brought in for these 3 areas. The sand is 4-5” deep. The pens are built with sturdy panels and cedar which will last for many years to come.

A complete electrical project was completed in 2008 providing 400 amps of service to the property all underground from the main power pole and transformer. The system has a built in surge suppressor as well. There are subpanels located at the house, the barn and the arena. Underground has been put in for a future Hot Walker, and potential future Barn. Wiring was adding to the barn in conduit to provide lighting both inside and outside flood lights as well as electrical outlets for the corrals so stock tank heaters can be used in the winter time. Much of the house was also rewired to provide more service there including dedicated outlets for computer equipment in what is now used as the office.

Two complete RV hookups have been installed including 30 amp power, water & sewer on a raised and level surface. There is also a 30 amp power outlet for my personal trailer at the barn as well as a sewer dump area at the edge of the circle driveway for easy cleanup when arriving home from a show.

The home was an original adobe home that has been remodeled several times and unfortunately not much remains of the old adobe flair but there is hope and plans have been made to create that flare once again. The house is approximately 1,950 sq ft upstairs with approximately a 600 sq ft basement that can easily be used for not only storage but for a workout room or even an office with dedicated electrical outlets for computer equipment and cat5 cabling. Wireless T-1 Internet service is at the house and very reliable year-round as well as the ability for at least 3 phone lines and more if needed. The home has 3 bedrooms (one being used as an office) a large laundry room (was an old bedroom converted and could be placed back to a bedroom and the laundry room moved back downstairs) and 2 full baths. There is also the start of a ½ bath downstairs which has not been completed yet. It has a large living room with a very efficient wood burning stove that easily heats the entire house in the winter. Plenty of oak and pine firewood is readily available on the property. The home also has a dining room, eat in kitchen area and a nice workable kitchen. A mudroom addition is in process which would add an additional 210 sq ft to the home. There is a very nice front deck great for enjoying dinner while watching the horses or the occasional deer or wild turkey passer by. There is also a 2 car garage. The roof of both was replaced in 2009 with a quality metal roof installed by a very reputable local contractor.

The Barn, although built in multiple sections over the years is functional with a large garage/shop area great for keeping the tractor, 4-wheeler and ranch PU along with tools and supplies. There is enough inside hay storage area to easily keep about 700 bales of hay. I currently have a great hay supplier whose ranch is close by to supply either straight alfalfa or a grass alfalfa mix. There are 3 very large stalls (approx 20 x 24) that frankly I rarely use. I have often thought of dividing the space into 4 or more stalls but to me it just has not been worth the trouble. I keep my horses, show horsesas well, turned out. Currently there are 5 corral areas attached to the barn built out of wood that eventually I had planned to redo in metal. The barn roof was also replaced in 2009 with the same quality metal roofing. Each pasture has a approximately a 12' x 30' catch pen at its entrance which makes it easy for catching those hard to catch horses or for separating a horse when needed but leaving them out side.
